BE88u router admin page very slow to load

Our BE88u takes ~50 seconds to load the admin page.

Each new admin page is likewise very slow to load.

Tried both my main computer (ethernet) and laptop (ethernet).

We're getting ~1000/100 speeds (limited by ethernet on the computers) on HFC.

Idle latency is 12 ms 

Download latency is 36 ms

Upload latency is 11 ms

Webpages load quickly

Previously the admin page on our AX88u loaded quickly. 

Does anyone know why the admin page is loading so slowly?

Sounds like your BE88u’s admin page is getting bogged down despite solid speeds and low latency. A few  tips:
• Try accessing the admin page in Incognito Mode or a different browser with no extensions—some ad blockers choke the UI.
• Disable QoS, AiProtection, and Traffic Analyzer temporarily—these can delay page rendering while stats are fetched.
• As jzchen said -- check if IPv6 is enabled on the router—some ASUS models stall when resolving local pages via IPv6.
• Clear your browser’s DNS cache and try accessing your router via direct IP (e.g., 192.168.1.1  )
Let us know what helps—this prob has hit a few people lately, and your post might help others dodge the same  lag.”

Did you factory reset after the 08/08 3.0.0.6.102_38186 update?

Make sure IPv6 settings are correct for your ISP if you've enabled it recently...

Only just got the router and one of the first things I did before setting it up was download the latest firmware.

Don't want to do a factory reset unless it's absolutely necessary.

As the Admin page loads instantly in Firefox and Opera I doubt that a factory reset will fix the slow loading in Chrome, Microsoft Edge and Brave.

Firefox & Opera load instantly

Microsoft Edge and Brave have the same slow admin page access as Chrome.

Turning off all 4 extensions in Chrome didn't help.

Using Incognito mode in Chrome didn't help.

Turning off Traffic Analyser didn't help.

Pausing virus checker (ESET) didn't help. 

The direct IP 192.168.1.1 was used all along.

P.S. IP6 and QoS aren't on.
